How ordering
from us works.

Farmhouse Urban Design is a woodworking shop in Flushing, Michigan. We build every piece to order and sell it here and in our Etsy shop. You can reach us at farmhouseurbandesign@gmail.com.

Every piece is made to order: we build it after you order, to the size, finish and options you choose.

The photos show pieces we’ve built before. Knots, grain and color vary from board to board, so no two pieces look exactly alike, and yours won’t match the photos exactly.

We build to the size you order. Solid wood moves, so a finished piece may measure slightly larger or smaller, usually by less than ¼″.

For a custom piece, we confirm the final dimensions with you before we start, and build to those numbers.

Prices are in US dollars. The price of a shipped piece includes shipping to the lower 48 states.

Standard sizes and options are paid in full at checkout, through Stripe. Michigan sales tax is added at checkout where it applies.

Custom work is half down, and the other half before it ships.

Each piece’s lead time is shown with its price. Shelves are ready to ship in 5–7 days in any finish. Vanities are ready to ship in 5–7 days raw, or 1–2 weeks stained or painted. A custom piece’s lead time comes with its quote.

We send you photos before it ships.

If we can’t ship by the time we told you, we’ll tell you right away and offer you the choice to wait or to cancel for a full, prompt refund.

We ship to street addresses in the lower 48 states, tracked and insured for the piece’s full value. We can’t ship to PO boxes. For Alaska, Hawaii and US territories, ask us for a shipping quote before you order.

In Michigan, we can arrange local pickup or delivery instead. Ask before you order.

If it arrives damaged, photograph it before you unpack any further and tell us within 3 days of delivery. The shipping insurance covers it, and we’ll work it out with the carrier and with you.

You can cancel within 24 hours of ordering. Email farmhouseurbandesign@gmail.com with your order number.

Because every piece is built to your size, we can’t take returns or exchanges. If you’re unsure about a measurement, ask before you order and we’ll help.

That doesn’t change the warranty or the shipping insurance.

Every piece has a one-year limited warranty on our workmanship, for the original buyer. It covers joints, doors, drawers, hinges and finishes we made. It doesn’t cover the natural character of solid wood, water damage or installation.

If a covered defect shows up, we’ll repair it, send a replacement part or rebuild the piece, or refund what you paid if none of those is practical. Read the full warranty.

Contact us first at farmhouseurbandesign@gmail.com. We usually reply within an hour or two, always within 24 hours. Please give us the chance to put it right before you open a dispute with your card issuer.

When we approve a refund, it goes back to your original payment method within 5–10 business days. Your bank or card issuer may take a little longer to show it.

These terms are governed by the laws of the State of Michigan. They don’t take away any rights your own state’s laws give you.
